Are you on the list of third party suppliers for BGRS/ Brookfield / IRP?

No, we will be ceasing participation in the program effective Nov 30, 2022.  Clients can still use our services for a BGRS funded move; however, since we will not be part of the program, the client shall be responsible for submitting our invoice for reimbursement to the program and after Nov 30, 2022, we will not be bound by the terms of the Third-Party Service Provider agreement.

Do you provide estimates?

Our office is happy to provide an estimate for your purchase with no obligation to you to use us as your lawyers. The estimate will include legal fees, taxes and disbursements. Where requested, we will also estimate your adjustment for property taxes. In order for your estimate to reflect your final bill as close as possible, please provide the information listed below to start your file.

What information will you be needing to get started on my real estate purchase file?

Ideally, we would like the following information when getting started:

  1. Your full name as per your birth certificate;
  2. Whether you are married and if so, the name of your spouse;
  3. Your date of birth and, if applicable, your spouse’s date of birth;
  4. Your occupation and, if applicable, your spouse’s occupation;
  5. All telephone numbers at which you can be contacted;
  6. All email addresses at which you can be contacted;
  7. The address of the property being purchased (if available);
  8. The PID number of the property being purchased (if available);
  9. The PAN of the property being purchased (if available);
  10. The date of closing;
  11. The purchase price;
  12. The deposit amount (if any);
  13. The name of the vendor(s);
  14. Real estate agent(s) involved (if any);
  15. The contact information for your mortgage broker/consultant (if any); and
  16. The contact information for the insurance agent from whom you will be obtaining homeowner’s insurance. If you cannot get our office all of the above information immediately, that’s fine, but please make an effort to bring it to us as soon as possible. We will also need you to prove your identity by bringing in your driver’s licence and birth certificate; copies will be made for your file.

 

Do I have to get title insurance?

The bank will often require that you purchase a title insurance policy for them. While we recommend that you purchase an owner’s policy for yourself at the same time, whether you do so is optional.

Should I purchase a survey?

Our office always recommends that you get a survey as they are extremely useful. However, whether you need to purchase a survey will be assessed on a case by case basis. Sometimes the vendor will have a recent survey that will suit your needs. Also, some purchasers feel comfortable purchasing title insurance in lieu of obtaining a survey. However, you need to be aware that a survey and title insurance are not the same thing, and the only way to be sure of the boundaries of a property is to purchase or obtain a recent survey with all structures noted.

What information will you need to get started on my real estate sale file?

A sale is generally less complicated than a purchase. For us to commence work on the file, please provide the following information:

  1. Your full name as per your birth certificate;
  2. Whether you are married and if so, the name of your spouse;
  3. Your date of birth and, if applicable, your spouse’s date of birth;
  4. Your occupation and, if applicable, your spouse’s occupation;
  5. All telephone numbers at which you can be contacted;
  6. All email addresses at which you can be contacted;
  7. The address of the property being sold;
  8. The date of closing;
  9. The sale price;
  10. The deposit amount (if any);
  11. Real estate agent(s) involved (if any);
  12. The name of your current mortgage lender (if any); and
  13.  Your mortgage reference number (if any)
